The "Nikki Beach Hotel" is situated at the sea front of Porto Heli in Peloponnese. The original building (former "Giouli Hotel") has been constructed with R/C in 1969 and consists of 4 structurally independent structures. The building has a basement, a ground level and a four storey superstructure with a total floor area of 6.200 m2. The scope of the design was to modify the existing building into a luxurious five star hotel. In particular this included strengthening of the structure in order to satisfy modern code requirements and to achieve to-date safety levels in the case of an earthquake. In order to achieve the latter, the structural system has been modified from a moment resisting frame to a dual system by strengthening of the beams and columns and the construction of new shear walls. The foundation has been modified from isolated footings to a raft foundation. The project was executed as ‘design-built project’, in order to minimize the completion time.
